Applicants are responsible for keeping their registration in the queue active by logging in at least once every 12 months. If the applicant does not log in for a period of 12 months, the applicant will be deregistered, lose his/her queue time, and a new registration will be required. Log in to My Pages and activate the waiting time and make sure you keep your contact details up to date.
If you are allocated an apartment, your waiting time is reset to zero.
Your waiting time is personal and non-transferable.
Those who do not have access to the internet should be able to obtain assistance from Topbostäder AB. You can get help with registrations from staff on site or by phone/email and letter.

To express interest in a property, you must register as an applicant on our website.
Topbostäder AB wants to be part of Gällivare Municipality's vision and conscious effort to increase its population to 20,000 inhabitants. Against this background, Topbostäder requires that anyone who is granted priority for work and accepts a rental contract must be registered in the apartment.
- Employers can apply for priority for a person they intend to employ. The person must be resident and registered in another municipality and not have a commuting distance to Gällivare, which means that the easy way to work should be more than an hour's driving time. The application must be received by Topbostäder AB before the start of employment or a maximum of one month after the start of employment. If the application is granted, the person in question will be offered an apartment.
If he or she refuses the offer, the priority is exhausted. However, the person has the opportunity to apply for housing during their own waiting period. Link to the form.
-Youth priority A youth priority is available if you have not yet left home and are aged between 18 and 23. You submit an expression of interest for apartments in our queue shop in the usual way.
We have different internet connections including ADSL (Telia), Cable TV (Tele2) and fiber via dunderNET depending on where you live. The information can be found under each area when you submit an application for an apartment.
You must be able to pay the rent with your income. Income means salary from work, A-kassa, student grants and/or CSN, pension, establishment allowance or income support approved by Gällivare municipality. Taxable compensation from Försäkringskassan is also counted as income.
Topbostäder AB reserves the right to assess each applicant individually against set requirements, i.e. both applicants and co-applicants. The requirements also apply to those who are already tenants with us and who move to a more expensive apartment.
To sign a contract, you must not have debts to Topbostäder AB.
If necessary, you may need to provide good housing references.
A credit check is carried out to verify any remarks and your ability to pay.
Upon termination, vacant apartments are posted on our website. The apartments are posted for 7 days and during this period you have the opportunity to make an expression of interest.
To register your interest in a property, you need to log in to my pages. Click on the desired apartment in the list for more information and to register your interest. In order to apply for an apartment, you must be at least 18 years old.

-How to join a housing waiting list
In order to register your interest in housing, you must first register as a housing applicant. You can register directly here on the website or order a form from Topbostäder. You can then create your own search profile and receive suggestions by email of properties that match your requirements.
Topbostäder has no lower age limit for how old you have to be to join the queue. However, you must be at least 18 years old to be able to register your interest and sign a contract for an apartment.

You are responsible for being an active applicant. You need to log in to My Pages at least once every 12 months to ensure that your queue points do not disappear.
At the same time, make sure you have up-to-date contact details such as phone numbers and emails.

Living with Topbostäder means that we help you with most things if something breaks in your apartment. But not everything.
There are some things that you are responsible for, faults that Topbostäder will not help you with. Here are some examples:
- Replacing plugs in the electrical cabinet
- Clearing floor drain in shower or under bathtub
- Clearing water traps under washbasins in bathrooms
- Cleaning the filter over the stove
- Cleaning of roof and window vents
- Installing, removing or repairing blinds
Installing dishwashers and washing machines on your own is not allowed. Contact a plumbing company with the right qualifications to get a proper installation.

Tenants (25)
If you live in an apartment, you must be registered in the apartment. The apartment number is part of your address and consists of four digits indicating the floor and location of the apartment. You can find your apartment number in your contract or on your mailbox or front door.
As long as you pay the rent, the property is yours. It is therefore important that you pay your rent on time. It must be paid by the last working day of each month.
Want to make sure your rent is paid on time? Submit the application for Autogiro! The form can be found under My Pages/Customer Information/Forms
You can also easily pay the rent via e-invoice, which you receive directly in your online bank. You notify your bank that you want to pay the rent bill from Topbostäder AB via e-invoice. When the e-invoice arrives, all information such as OCR number, payment date and amount is pre-filled and cannot be wrong.
With e-invoicing, your bills are collected in your online bank, giving you control and an overview of unpaid and paid bills. It is also environmentally friendly!
We are working to keep cars out of our residential areas. Remember not to block the access roads.
Park your car in designated spaces in the area.
Our parking lots are adapted for class 1 cars. We do not allow you to park larger cars or trucks in our parking lots.
In some areas you have the possibility to park your car hourly/day/weekly via SMS payment. See signposted instructions.
The garage and parking lot may only be used for parking class 1 passenger cars in running order. Not for repairs, car washing or as a staging area.
Be aware of the fire hazard in garages - the use of diesel heaters is not allowed
Every apartment has a smoke alarm that must be checked for proper functioning. The big smoke alarm testing day is the 1st of Advent every year. If your smoke alarm doesn't work, report a fault on my pages.
Change of apartment
If you have a rental agreement with Topbostäder, you can exchange your rental right for another rental right (both within Topbostäder or another landlord). You must have lived in your apartment with Topbostäder for at least one year before the exchange can take place. Exchange between two tenants is always approved provided that both tenants have fulfilled their obligations. The tenant who switches apartments assumes responsibility for any damage to the apartment to which they are moving. It is therefore important that the person changing apartments informs himself properly about the condition of the apartment to which he intends to move. Before the change takes place, each contract holder has the opportunity to repair any damage. This must be done in a professional manner. Tenants exchanging apartments must also exchange storage units with each other, as the units are marked with the number of each apartment. A parking space is not included in the exchange. In the event of a change, you lose your waiting time. One month's notice applies when changing apartments. The prerequisite for exchange is that you give up your current rental right in order to obtain another rental right and that both parties intend to permanently reside in the respective exchange object. Topbostäder does not provide any mediation of exchanges, but you must find someone who wants to exchange housing with you. When you find someone you want to exchange housing with, you fill in a form for exchange which is available on my pages.
Dismissal
Your notice of termination must be in writing if you want to terminate your contract, or you can terminate your contract via my pages and identify yourself with your mobile bank ID..
We must receive a written notice from you if you want to terminate your contract. For a written notice, you can send it by post, email us or visit our reception.
If you have more than one contract with us (housing or parking), it is important to specify which contract you are terminating.
Period of notice
The notice period of 3 calendar months is always counted from the last day of the month.
When moving within Topbostäder or to a retirement home, the notice period is 1 calendar month.
The notice period for an estate is 1 calendar month, provided that the notice is received by Topbostäder AB within one month of the death occurring.
If notice of termination with signatures as below is received later, 3 months' notice applies. Death certificate with family investigation (from the Swedish Tax Agency, tel 0771-567 567) must be attached to the notice.
Viewing the apartment when moving out
During your notice period, we will look for a new tenant. It is important that you help us to show your home during the notice period. This is particularly important if you are planning to move earlier or during the holidays. Talk to us about how you can facilitate a viewing.
You are required by the Rent Act to show your apartment to the applicants to whom we have offered the apartment.
Inspection of an apartment
We always inspect the apartment before it is passed on to the next tenant. Then we go through what the apartment looks like. If the apartment has damage that you are obliged to repair, you have the opportunity to do this during the notice period. If you are unwilling or unable to repair the damage yourself, we will charge you when your contract ends. If you choose to repair the damage yourself, it must be done professionally.
For hygiene reasons, it is not allowed to feed the birds in our residential areas. Food scraps and bird droppings cause litter and attract mice and rats.
Faults that occur during non-regular working hours should be reported to our property management team.

- flooding
- power cuts (check your own fuses first)
- elevator failure or other issues requiring immediate action
- in case of lockout and need to enter their apartment (cost of unlocking by Securitas will be charged)

Entrances, stairwells and elevators are the face of your building and part of your home. Help us keep them free of litter and graffiti. Smoking is prohibited in all common areas. Place bicycles and strollers in the designated area. It is important that entrances are kept clear so as not to hinder cleaning, evacuation or emergency personnel. Objects in a stairwell are a fire hazard.
Make sure your waste goes where it should. Household waste should be well packaged and put in the bin. Glass, newspapers, cardboard, plastic packaging, food waste and metal packaging are placed in special containers.
When booking common neighborhood premises and the sauna, you must clean up after yourself. If it is unclean when you come to the community room, laundry room or sauna, contact Topbostäder during the day on tel 0970-255 00, at other times email topinfo@topbostader.se. We have the opportunity to charge the previous tenant for any cleaning if we have found that it is unclean.
-The indoor environment
Keep in mind that if you have curtains or furniture covering the thermostat, you will trick the thermostat into closing because the ambient temperature is high enough even though the room temperature is too low.
It's cold outside but my radiator is still cool, why?
The radiator thermostat senses when the room reaches the correct indoor temperature and then automatically turns off the radiator. The radiator can therefore be perceived as cold when it is e.g. 20 degrees in the room.
How do I measure the indoor temperature in my home?
You measure the room temperature in the apartment in the middle of the room at a height of one meter above the floor. Measuring at an external wall or at a window sill gives an incorrect result.
Should the temperature be lower than e.g. 20 degrees check that the radiator thermostat is open.
Check that no furniture or curtains are in front of the radiator or radiator thermostat.
Also check that there is no air in the radiator or that the radiator thermostat is stuck.
If the room temperature in the apartment is still too low, come back and take any additional measures in the central parts of the heating system.
Smoke-free houses
In our newer stock, we have non-smoking apartments.
Smoking is not allowed in the property's public areas such as stairwells, elevators or laundry rooms. The ban applies to all areas where it may disturb other residents or pose a fire hazard.
If you smoke in our apartments, you may be required to pay for any repairs to the apartment when you move out. It is costly to clean, decontaminate and repair a smoky apartment.
It is important that you have a good home insurance policy, so make sure you get one or move with your old one when you move to your new home with us. Topbostäder's insurance policies do not cover your property, only damage to the property itself. To receive compensation for damage to your belongings in the apartment, storage room and other common areas, it is important that you as a tenant have taken out home insurance. Home insurance provides protection in the event of water damage, burglary, theft and fire, as well as legal protection. It is also your insurance company that can help you if you need a replacement apartment in case of water damage or fire, for example.
Internet connection

Resting is only allowed outside the residential area. Take care of feces and dispose of them in latrines. Pets must be on a leash and must not be left unattended. Your pet must not disturb other residents.
When you move in, you must immediately report a new electricity subscription.
You do this directly to the network owner, which in our properties is in most cases Vattenfall. Notify Vattenfall's customer service at least five days in advance, telephone 020-82 00 00. Do not forget to also terminate your old subscription in the apartment you are moving from.
As the charging of plug-in cars is a new type of use for which electrical installations are rarely designed, it is useful to know the following points
Charging electric vehicles requires that the electrical installation meets the applicable requirements and that the location is suitable for charging.
Charging in standard electrical sockets, known as "schuko" sockets, increases the risk of fire and is therefore not allowed.
Our electrical installations for car spaces have limited power and are only designed to provide electricity for engine and cabin heaters.
Charging of electric vehicles is therefore not allowed in the engine heater sockets that we have today and applies to all of our areas.
A fire in a rechargeable vehicle can be more difficult to extinguish and the smoke can be more damaging than a regular car fire, which means that the damage associated with these fires can be more extensive.

You get three keys to the apartment when you move in. All are stamped with a special number. It is important that we get these keys back when you move out.
We are gradually switching from the traditional door key to an electronic locking device in our houses. This also means that the door will be locked around the clock, and that we are installing an entry phone. To open the door with the lock plate, hold it against the round bar on the reader at the door.
We want to inform all tenants that it is not allowed to put things in the stairwells. Topbostäder has a legal obligation to ensure that the stairwells, which are escape routes, are free of objects. In the event of a serious accident or fire, emergency personnel must have free access to the stairwells. This means that we may have to carry out objects that are in the way in the stairwells. If kicks, bicycles etc. are locked in the stairwells, we can cut the locks and carry them out. We hope that you understand that the stairwells must be free of objects and help us to ensure that they are.
If you have problems with pests in your apartment, you are obliged to report this under the Tenancy Act. Topbostäder AB has an agreement with Anticimex, who are experts on pests and will help you free of charge. To avoid the spread of pests, also remember never to bring home furniture and the like from garbage rooms and other areas.
Gällivare municipality's SMS service is designed to reach households and companies more quickly and safely with information about disruptions in society, such as water distribution, district heating, waste collection or similar social functions. Disruptions affecting municipal properties are also covered by the SMS service, which is free of charge for the recipient.
A text message is sent to the mobile phone in the event of an operational disruption or other critical information. If there is no mobile phone, the landline phone will automatically ring and a recorded message will be read out. When a message comes from Gällivare municipality, the sender's number 08-545 392 77 is displayed.
The SMS service complements the municipality's website, gallivare.se and Facebook page, as well as the websites of Gällivare Energi and Top Bostäder. In some cases, radio, television and newspapers were also used as information channels.
Check that the correct telephone number is at your address
For the message to arrive, it is important that your phone is connected to the right address. This is especially important if you have a business subscription or prepaid card.
Go to the citizen portal and follow the instructions.
- Check that the telephone numbers on your address are correct.
- Cash card phones and work mobiles may not be linked to your residential property.
- It is possible to add more properties, such as holiday homes.
- If your number is not in the register or a number is missing, you can enter it yourself.

Topbostäder does not handshake in front of garage doors and with tenants with their own entrance to the apartment, you as a tenant must do this yourself.
Machine clearance is carried out in our areas where the machines can access, but keep in mind that the machines must keep a certain distance from buildings and objects.
No garbage bags outside your apartment door! If you live in an apartment with a stairwell, garbage bags can contaminate the stairwell. If you place rubbish bags on the bridge, birds can peck at them. Information about waste management and waste sorting is available on the municipality's website and in your waste room.
Food waste
From January 1, 2024, we sort food waste. By sorting your food waste in the bag, you contribute to increased environmental benefits. For it to work, it is important that the food waste is not mixed with packaging, household waste or other residual waste.
What you can put in the food waste bag: - Food scraps (cooked or raw) - Bread, biscuits, cakes and buns - Vegetables, root vegetables and fruit - Coffee grounds and coffee filters - Tea grounds and tea bags - Rice, flour and pasta - Eggs - Shellfish shells - Small bones from meat, fish and poultry - Popcorn, sweets and chocolate - Flowers and leaves (not soil)

If you need more bags, you can collect them from the municipality or Topbostäder.
The whole apartment should be emptied and properly cleaned, remembering also the balcony and storage room. The next tenant should be able to move in without further cleaning. If it is not well cleaned, you may be charged cleaning costs. Please see our brochure, For those who are moving, how to clean when moving.
Return of keys and tags
When you move out of the apartment, you must return all the keys and tags that you have signed for.
If keys are missing, you will be charged for the cost of materials and labor when we replace lost keys and/or recode tags.
In our +65 apartment at Föreningsgatan 16, when you move, you are obliged to leave the antenna cable belonging to the apartment.
You have the right to peace and quiet in your home. If you are disturbed during the day, you should contact your landlord. If the disturbance occurs after working hours, you can call the disturbance hotline, 0970 - 301 90. Give your name, address and telephone number, what is happening and who is disturbing you. Topbostäder AB does not say who has called when we contact the person you are complaining about.
If you are having a party or need to put up pictures late at night, for example, it is a good idea to warn your neighbors. If there is a lot of noise from your or your neighbor's apartment, you may be able to discuss solutions that suit everyone.
As a tenant, you are responsible for everyone in your household - including your visitors. The basic rule is that you should always consider your neighbors.
Of course, you and your family should be able to live normally in your apartment without fear of being considered a nuisance by your neighbors. However, after 22.00 until 07.00 in the morning, you should take extra care and be quieter.
In order to maintain health, order and good condition in the property, the landlord hires a security guard. The tenant hereby undertakes to pay a fee of currently 1000 SEK for the cases where the tenant causes a call-out of the security service and it is thus established that the disturbance has actually taken place.
The laundry room is shared by all residents of the building. The booking system varies depending on where you live, see more information regarding your area on my pages.

Topbostäder does not provide any mediation of exchanges, but you must find someone yourself who wants to exchange housing with you. When you find someone you want to swap homes with, you fill in a swap form that can be downloaded from my pages.
Subletting
Topbostäder applies the principles of the Rent Board for subletting. In order to
subletting your apartment requires that you have a good reason:
- TEMPORARY WORK/STUDY elsewhere or in another country. Employer's certificate
or study certificate is required
. - SPECIAL FAMILY CIRCUMSTANCES. One reason for this may be when a tenant
tenant wants to live in a couple relationship. To be granted this, you must not have lived
together before. If you are going to live in an apartment on a trial basis, you must support your application with
a copy of the prospective partner's rental agreement/purchase contract.
- LONG STAY ABROAD (at least 4 months). A copy of the ticket is required.
- AGE OR ILLNESS. A tenant may have good cause if he or she
hospitalization or other temporary accommodation because of age or illness.
A medical certificate is required.
- OTHER REASONS There must be special situations where the tenant has
reasons not to use the apartment, but at the same time reasons to keep the connection to
it.
The subtenant must meet our basic requirements for debts and
payment history and maintenance. Written approval is required from Topbostäder
in order to sublet the apartment. The application is normally granted for six months or
maximum one year. You can then apply for an extension.
Illegal subletting can lead to eviction and is classified as
as a mismanaged relationship with Topbostäder, which means that you will not be able to
get an apartment with us for the next two years. On October 1, 2019, new
stricter rules against unauthorized subletting. If Topbostäder discovers
deviations from the rules on subletting, the company will take legal
legal action.
The first-time tenant is always responsible for ensuring that rents are paid on time and that disturbances
does not occur.
As a subtenant, you can never take over the lease.
